BASEMENTS

At MTA London Construction Ltd We offer the total package, from the design and planning phase through to the final coat of paint. Alternatively, we can work alongside your architect, engineer or builder. All of our projects are supervised by experienced engineers and constructed to the highest standards.

     1. SURVEYING

We will arrange an appointment for one of our experienced design surveyors to meet at the project site. The purpose of this initial meeting we will be to carry out a brief survey of the site, discuss the cellar conversion or basement construction project and make appropriate recommendations. We will offer suggestions and ideas for the space to be constructed and provide information to enable you to fully understand the benefits a new basement living space will provide.

     2. PLANNING AND DESIGN

London Basement will provide you with a complete basement design and build service covering every aspect of your basement conversion, from the initial scheme design stage, where we will discuss your basement design and advise on the best possible layout for your basement and then take it through submission of the basement planning application, the detailed design and engineering process, keeping you informed every step of the way. Once all of the paperwork is in place we will have one of our teams ready to start works on your new basement.

     3. CONSTRUCTION

Once we have agreed exactly what will be built, planning permission and building regulations approval are obtained, and party wall consents are in place, we will be ready to start.

The file will be handed over to one of our engineers to run the project. Following this handover the engineer will call you to arrange to visit the site and discuss any concerns or issues you might have. We will indicate our proposed programme for the works and give you a provisional start date. The works will be undertaken on site by a team of between two and six men working under an experienced foreman. The foreman will work under the supervision of a Basement Force engineer.

For each phase of the project, the team will have been issued with a written schedule of works. The schedule will describe in detail the scope of work and the timescale. The engineer will usually meet the foreman on the first day and go through the works, and there will be frequent inspections to ensure that everything is being constructed as planned.

     5. GUARANTEES & INSURANCE

We offer 10 year defect cover in respect of structural works and 20 year guarantee on all our Delta waterproofing installations. Any mechanical and electrical installations carried out by our Gas Safe registered plumbers and NICEIC registered electricians are guaranteed for a period of 18 months. All projects carried out are subject to a 6 months defects liability period. As a company we are legally required to hold insurance for employer’s and public liability. We also have an all risks cover which includes all stages of the basement construction. Public liability insurance can be claimed upon when we or a member of staff cause damage through negligence or omissions to the design. The structural engineer and architect are covered by an insurance called professional indemnity. This insurance can be claimed upon when it is found damages occurred through incorrect design or calculations.
